Questions To Ask When Letting...

Here are some of the important questions to ask or check on when viewing a property to rent.

Never be frightened to ask something when you are on a viewing, even though you may think it’s a silly question. You need all the answers so that you can make the right decision.

Is the property in good condition?...

Are the walls, ceilings and floors okay? Are windows double glazed and clear? Do all the included appliances work properly? Does the plumbing and heating work? As you go round on your viewing take time to look around and ask any questions about the properties condition. Make a note on any important points and ask for written confirmation that any problems will be put right.

Does the property have a regularly serviced boiler?...

The boiler needs to be serviced every 12 months for safety reasons, but this also means that it will be more reliable in use and is less likely to break down.

Changes and Repairs...

If you want changes or need some repairs carrying out before you move in you need to confirm this immediately after your viewing.

Are any of the bills included in the rental costs?...

There are some cases when the Landlord pays some or all of the utility costs which may include the gas, electrical and water bills, and even council tax. Normally however the renter will be responsible for these. Parking charges may be paid by the Landlord and passed on in the rental payment or offered separately. Any service charges are normally paid by the Landlord and covered by the rent.

Many landlords prohibit animals in their rented property so if you plan to bring a pet with you then you must make sure you check its okay with the letting agency.
